RG,
I appreciate the update, even though sad. Her attitude though lives on.
Even “Maggie” the retired Social Worker is avoiding toxic people, and that includes members of her own family.
Maggie did profile profoundly that our neighbors that are intrusive are “well defended.” Pretty much scared people that own more guns than needed, and feel they need mucho cameras for protection.
They also are “control” freaks.
I kinda was the first to create distance though. Glad I did.

So I go look at my two melon patches every day. I guess I’m a perv.
I took note that two cantaloupes have been hollowed, and I have two more maturing that resemble a football shape.
I count 8 watermelons, and these are the versions called “mini” that are round instead of oblong.
I guess I wanted to be titillated.
Today I gave one that was harvested to my acroos the street neighbor who has two little kids. I wonder if “Snoopy” observed this on one of her cameras. LOL.

I got more smut on my new amp. I wanted to know how similar or different a Vintage 47 RIC compares to a VA-20 besides that one is 12 watts and the other 20 respectively.
My VA-20 has a Cathodyne style phase inverter, and the RIC has a Long Tail phase inverter. Know that a Cathodyne is what was used on some old 50’s Fender Tweed amps that I happen to favor. What was also revealed via E-mail was the use of grid stop and grid leak resistors for smoother breakup.
The VA-20 is also biased slightly higher for a cleaner and brighter tone.
I’m really excited. Just what I wanted.

So this is how big a smut queen I am. I fell for some click bait.
Some algorithm figured out that perhaps I’m a melon man somehow, and I fell for this clickbait story about Carly Simon.
Did you know her family somehow was associated with the publisher Simon and Shoe-STER? If I remember correctly her dad owned that book publisher.
Did you know that Carly has a stutter and could not overcome her stutter except by singing?
Did you know she had her heart first broken after having sex with Warren Beatty?
Did you know that the song “Anticipation” was written the night before she had a date with Cat Stevens?
Did you know that Carly was once married to James Taylor?
You can’t make this stuff up.
Then the song “Your So Vain” that dates back to 1974-1975 teased me about who the song was about. In a way it was a composite, but then I never found out who was the real subject. I was teased all through this long click bait, clicking again and again.
I do remember the album “No Secrets” that had a shot Carly wearing a tight sweater that poked my eyes out.

Speaking of toxic people, I wonder how my old bully of a boss, “How-Weird,” is.
What a micro-manager.
His entire identity was work. “How-Sad.”
His real name is Howard.
If you think How-Weird was bad, Dr. FXXX was worse.
One time Dr. FXXX encountered a Radiation Safety Officer on York Avenue, and because Dr. FXXX has paranoid tendencies combined with rage attacks, he approached Chris and aggressively asked him what was he doing.
Chris responded, “Having lunch; its lunchtime.”
Of course Chris told me this story.
Did you know that those hospital TV shows are really far from reality. Pretty much lots of anti-social skills prevail, and there is not all that sex at work.
Pretty disappointing. LOL.
I had a friend Andrew, who somehow escaped Poland. He was a PhD who spoke Russian, German, Polish, and English. We loved the stock market. Pretty much my boss and Andrew boss told us we could not be friends.
How crazy was that? I was told I was being unprofessional. LOL.
For me work was pretty toxic. Like I said not like on TV.
Mucho glad I’m retired, and now I laugh about it.

MFM,
The IPAD does this auto correct that drives me mad.
AI sucks. I hate it.
Kinda funny that I have a MFA in Creative Writing, and I can’t spell.
Had dinner out with one of “Maggie’s” friends and her husband. Kinda snoozeville. (Snoozeville is a word I just invented).
Pretty much “extra-medium” and perhaps too straight laced and conventional to be of any interest.
I almost fell asleep at dinner. Snoozeville.

The breast-melon with the flat base and suggested wonderful sag of perhaps triple D is ripening, and this softening makes this cantaloupe even more titillating.
Might have to cut it up tonight, or put it in the fridge to preserve the ripeness.
Still a bit overly firm, kinda like the feel of breast implants.
Sadly, I will remember this surprise wild cantaloupe fondly, and pretty much it will remain a future fantasy in my memory. Lust lingers in an old man, and I repeat, “nature is cruel.”
I have a Knick-name for this cantaloupe: “diesel-breast.” I remain haunted… My mind lingers… Somehow I’m just a dirty old man… Hmmm…
I’m really keen on this new Vintage 47 Amp. This amp has 20 watts of output, and is powerful enough to gig with. The problem with the lower power amps is lack of headroom, but this amp has more clean headroom than the smaller amps.
A unique feature on this amp (VA-20) is that it has a half-power switch to drop down the power. This is very useful. Also the amp is 15x15.5x8 inches and weighs les than 30 pounds. My other amps are physically bigger and are in the 50-60 pound weight class.
I’m also daydreaming that I might be able to use the second bedroom as my studio, and use the Great-Wall to set up a wall of vintage retro amps. I don’t think “Maggie” would approve. LOL.
Anyways, I have to conform, “woman-factor.”
I survived “Snoozeville.” Ever meet people who are “extra-medium?”

We went to New Palz to go to Lake Minnewaska State Park Preserve to hike around. I kinda beat up “Maggie” and for her it was a bit of a death march climbing Sunset Cottage Trail back to our car towards the end. Pretty much woman factor meant she kinda discounted taking an extra water for her, and not eating the energy/protein bar after the initial 2 hours of exercise as I suggested. Oh-well…
After nearly 5 hours of hiking she was hammered.
We stumbled into an opportunity to join a Minnewaska Distance Swimmers Association where we could swim in a private area in the lake. This is a cool draw for us. Pretty much open water swimming and a quarter mile lap. The water so clear and clean that you can see the bottom through 5 feet of water like Lake George, one of the cleanest lakes in the country.
The carriage roads now don’t have water bars anymore. Three decades ago they used 8x8’s as stair steps to slow down water run off to prevent erosion. Now these carriage roads are graded without the stair steps. Pretty much back in the day having a front suspension on a mountain bike was an asset, and riding involved the skill of jumping curbs.
It’s been about 30 years, or close to 30 since I went to this park/preserve. I can see us enjoying the outdoors and a different life just a bit further north and on the west side of the Hudson River.
The ugly in Peekskill is the air quality is not so great because Peekskill operates a big incinerator that processes a good part of Westchester. Pretty much an asthma alley of sorts. Pretty much a good reason to leave.
We kinda have an opportunity to perhaps sell our house and buy another further north. Hmmm…
New Palz is 48 miles or 55 minutes away. There are many other interesting places to live just north and west of us. Hmmm…
The local bookstore in New Palz had some great used music books that I bought for under $40.00.
Rock and Snow, around since the 70’s, had a 30% off sale on some rock climbing pants that are well tailored for a skinny bitch body, and I also bought a cool long sleeve hoody rock climbing jersey 30% off. All the clothing is the Kuhl brand. Saved close to $100.00.
When we got home we kinda got iced by Snoopy. No big deal. We did nothing wrong.

One thing about close out deals, my small size is usually the ones being sold at big discounts. This is when I load up the truck to save money.
Also this type of gear is both rugged and durable. My Patagonia knickers are likely about 7-9 years old, and I hammer them. Granted I keep some in reserve that are still kinda newish. Some are showing and indicating serious wear, but that only makes them cooler like worn in jeans.
So pretty much the price of our house is so inflated that we now could have mucho equity, and perhaps enough so that we could buy a house further north, and pretty much either have a smaller mortgage that even say a 6% rate would mean either the same payment we pay now, or a smaller payment.
First we have to get an appraisal.
Could get more land, out buildings, our an attic studio.
Of course there could be trade offs like no sewers, no natural gas.
Then there is the cost of purchasing a new home, and pretty much prices are lower.
We talked about even downsizing and being close to having no mortgage or so small a mortgage that when I hit 70 I could make some serious payments and in a few years be totally debt free with no mortgage.
Lots of possibilities.
We bought the Baby-Victorian because of Metro-North and me having to work. Now I no longer work, and this asset goes un utilized. There is the air quality… and then we want to be more actively involved in the outdoors.
We discovered the Empire State Trailway, and it only gets better further north.
Woodstock and Kingston are closer…
The thing with Kingston is many serious established writers reside there, and there is a literary infrastructure there for “Maggie.”
Driving down to Peekskill for our medical care is no hardship.
So basically we are exploring the opportunity to live closer to Catskill State Park, Lake Minnewaska State Park Preserve, or Kingston which is the river city on the Hudson River that is not so far away from the Catskills or Lake Minnewaska Preserve.
It was my idea to go hiking today, and then things just unfolded.
Lot to explore and think about.

Had a feast last night for dinner. The london broil sat in the fridge in my marinade for a few days adding enhancement. Served with BBQ’ed corn and a salid.
The grandson will be two years old an a few days.
On the home front we are kinda “locked” into our well below 3% mortgage. Our fantasy of moving further north in the Hudson Valley would have to be a big bonus offering, or it is not worth it. Also the new property would have to be close to turnkey. “Maggie” says she is too old to go through extensive remodeling again.
Gas is cheap, the drives are kinda open road, and our destinations about an hours drive away. We still love our Baby-Victorian. We are kinda open thinking though as times go on and we age that our home will appreciate at an advanced rate, and that maybe in the way future it might be worthwhile to go through the hassle of selling, renting, and then buying another property.
In the meantime we will contact our real estate agent to get an appraisal. We will have been paying into our 30 year mortgage approaching almost 4 years, mostly interest, but already our house by public estimates show about $250K increase, and that really does not reflect the remodeling (two baths and a major kitchen overhaul, and addition of mini-splits for central AC).
My guess in less than 4 years we have perhaps gained $300K in equity, maybe more.
I think the comment to make here is that this rapid gain in equity is such short time expresses how bad the housing shortage is, and also how bad inflation has been. A lot of money has been “printed” to devalue our currency to keep our economy and the world economy afloat and prevent a collapse.
Data suggests that many households are drowning in debt, and others are just treading water. Meanwhile Maggie and I are high and dry.
Some of our thinking is to downsize, and have such a tiny mortgage that interest rates would not matter. The living space could be rather modest, 2 bedroom, one bath, maybe only 1000 square feet for eating, sleeping, but then say a proper outbuilding for a workspace/studio. Also some land for privacy that has forest or trees for shade.
Pretty much moving further north would be a “no-brainer” to a better financial situation, like a tiny mortgage that could be paid off in just a few years. Don’t forget when I’m 70 I’ll have some income I don’t need. Then we can still explore and tour around to learn the good, the bad, and the ugly in the meantime.
I have three more cantaloupes on the vine. I lost two that were hollowed out. On the watermelon front there are 8 watermelons. It looks like they are slow in growing.
The rabbits I believe have nested under our Rode-A-DEN-Drums that are about 9 feet tall on our side yard, and to an extent under the boxwoods surrounding our pergola that after 3 years are now turning into hedges for privacy.
I’ve been doing a lot more vocal study. Seems like I have a three octave range. Know that the average range for most is 2 1/2-3 octaves, and pretty much I’m at the long end of the range. Last night I tuned down my low “E” string to find out how low I can go into the bass range into the register below a six string guitar.
Pretty much If I added a “B” string, or another string below my low “E” It would be in my range. For me this is a great area of discovery. Firmly I have a bass range and a baritone, and I somewhat extend into a tenor. Not a bad place. Seems I already have a very strong and powerful natural chest voice that is very resonant.
Wow, I might look into my bass playing more, and then there is this thing call a baritone guitar.
In North Carolina I watched a Tom Cruise film I think was called “Maverick.” Without naming the country (Iran) a kinda suicide mission element to a rather risky fortified valley that was basically a death trap had to be proven viable, to destroy a nuclear development site in a kinda first strike senario.
Pretty much a U.S. mass launching of cruse missiles would be launched to disable and ground any air response. Pretty much it was as if the U.S. was a Japan, planning an attack on Pearl Harbor.
Spoiler: Basically out of the 4 F-18’s Tom Cruise, Maverick, gets shot down, and then an evil attack helicopter is basically trying to kill him, when one of the 4 F-18 decides to go rough and shoot down the enemy helicopter. The end result is that a second F-18 gets shot down and the two pilots pair up and are now deep into enemy territory.
They visit the airfield that suffered the cruise missile attack, and of course there is a flight worthy armed F-14 that somehow went unscathed. Then in all the chaos the two pilots hijack the plane and with the swing wings swept forward are able to use a somewhat destroyed runway that is just long enough for a successful takeoff.
The nose gear though is damaged, and also understand that the F-14’s we sold Iran had no tail hooks, so basically what lays ahead is an old obsolete plane that has to survive now in an alerted enemy and in enemy territory.
Two modern 5th generation aircraft are loose ducing the F-14, the second pilot in the weapons officer seat, tells Maverick it is his call, and mentions the mantra, “It is not the plane: its the pilot.”
They have been donning oxygen masks as disguises and they had waved to one of the pilots as a friendly gesture, but they were still being escorted, then Maverick flipped the switch, vectors the plane towards the flanking enimy and hits his guns to take out the one plane.
Now it becomes a full blown dog fight, except it is a big heavy old F-14 against a 5th generation plane with mucho tech enhancements.
Lots of exciting maneuvers, lots of flairs being used to evade heat seeking missiles. Of course they defy the disadvantages, and the odds. This is Tome Cruise and Hollywood: These are Americans. LOL.
So now in the situation room on the aircraft carrier they are trying to figure out what happened to Maverick and the other pilot. The kinda figure out that they are both a live and stole a F-14 that is approaching, and basically it will be a crash landing, no nose gear, no tail hook.
They set up a net to capture the plane: Happy ending.
So anyways the expression: “It’s not the plane: It’s the pilot,” is the relevant takeaway to singing: “It’s not the range; but how you effectively use it.”

Today is a gym day.
I practice what I preach, and especially at my age rest is equally important. I recognize I can’t hammer my body like I use to, I can only strain it to an extent, and then I kinda need a rest day. Pretty much I still feel the effects of a workout the day after.
I want to push things, but not go too far. I have a different body also. Seems like my build wants to be more muscular and thicker. Don’t know how much of a skinny bitch I will be.
Certain assets like my butt and chest are getting bigger, not that I have a J-Lo butt yet, but even though I am not wide in the hips I kinda have a “biker’s” butt. Mucho firm and muscular.
I also still fit a 28 inch waist, even though I have a few hamburgers to loose. My goal is to get to or below 155. Last weigh in was 158 3/4 in just shorts and shirt.
Understand that I’m towing a 71 year old woman, and that pretty much on the hike she got beat up. She wants to get fit enough to pass the qualifying test for open water swimming at Lake Minnewaska with the 1/4 mile lap. Pretty much you have to tread water for 3 minutes, be able to swim for 20 minutes, and display usage of three different strokes.
How pleasant to say drive an hour and 5 minutes to a mini pristine paradise of 22,275 acres of preserve, with crystal clear waters to go swim, then leisurely hike. Then there is New Palz to have lunch or dinner. Worth the drive?
BTW just across the Hudson River across the Bear Mountain Bridge, about 4 miles away, is Bear Mountain State Park; 5205 acres. This state park also butts against Harriman State Park which is 44,000 acres.
Peekskill is not in a bad place. I think you can understand the good of having sewers, natural gas, city services, a local Social Security Office, a New York State motor vehicle, and all the convenience of a burb.
We still have mucho-mucho access to the wilderness, nature, and the great wonder of the Hudson Valley. I would deem our location as being stratigic, and remember that development is severely limited because northern Westchester is basically a major part of the NYC watershed.
We are an hour’s train ride to NYC on Metro North, a big asset, even if we seldom use it. This is another reason why our property escalate so much in so little time. Remote work still lives on.
I can see how future price escalations will happen, and the additional hour or so further north will not escalate as quickly. What I’m suggesting is that a tipping point will eventually happen, where it will actually pay to move and lock in profits. In other words, “Time is our friend.”
Like in a game of Chess, we are thinking of three-four moves ahead.
At a certain point probable benefits and likely hoods promote a possible move. Let’s see, we have options and it pretty much is all about timing. Don’t forget that location-location-location is also a very strong factor in and around the Catskills. There is also a limited supply there also, but because we favor a downsized life options will present themselves.
So this so far is our distilled thinking, and it captivates some wonder and excitement. It also verifies the value and a good amount of certainty to our Baby-Victorian mucho value added as a wonderful investment.
$250K minimal equity increase in less than 4 years, and that is a conservative estimate. I don’t think this trend will get interrupted for quite some time. Like I said, “Time is our friend,” and the longer we wait the more equity will continue to grow.
Did you know that Westchester County is one of the wealthiest counties in the U.S.?
Hmmm. The trend is our friend… I’m excited about the future, lots of possibilities. This is what a great retirement is about.
I understand that many people that retire, can’t stay/remain in New York. They don’t have enough income or savings to sustain them. We are lucky… mucho lucky…

If you bought gold six years ago basically you doubled your money.
Gold has a new 52 week high of $2570.00, and today it hovers around the $2563.00 range.
I guess I am stressing the devaluation we are experiencing. Understand that one way to lower the debt burden is actually inflation. Pretty much I say a major devaluation has begun and is underway that is likely to endure. Pretty much a “race to the bottom.”
Understand that it is not only in the U.S., but also throughout the rest of the world. There is a competitive gaming going on here right under our own eyes.
I’m not bragging, but I’m reporting and citing examples of how really bad inflation is and how dangerously ill is not only our economy, but also the entire world. You can’t live on debt forever, and I say debt is a kinda like self-imposed slavery.
Also a passing comment is that my “digital-disconnect” on Sunday’s really adds a lot of clarity to my life. I have a chance to fully process thoughts into deeper thinking. This I think is displayed in today’s writing. Life is suddenly more profound, my direction is clearer, and I’m able to think further ahead like in a game of Chess.
I see the historical patterns. The future is easier to see, and I recognize “the trend is my friend.”
Sitting on hard assets pretty much is a smart move, but eventually paper assets will fall back to earth.
If you play/game the markets, know that it is like a gigantic game of musical chairs. When the music stops will you be near a chair?
The safer game is hard assets that truely are a store of value. Understand and remember the repeated moves of Central Banks: Flood the economy with money, debasing currency and paper assets like stocks and bonds, then what follows is another inflationary cycle.
Do you really believe in the lofty valuations in the markets? Could these valuations be just reflections of inflation?
All the Central Banks are playing more or less the same game of musical chairs, and for now we have been just marching in a circle. Are you hedged for when the music stops? Are you treading water? Are you carrying the extra weight of debt?
Basically this is a very “crowded” game. BTW what I’m reporting is basically in plain sight. Everyone should see and recognize what is going on, but somehow many are blind. Really insane…
Something eventually will give… The music will kinda stop suddenly…

A pretty big egg omelet with provolone with leftover peppers and onions.
5 large eggs, but only 2 yokes. I’m compensating for not having calcium supliments.
I think I’ll do a half hour on the elliptical and then do a dumbbell and kettlebell muscle tearing strength workout, and I took notice that nearby are two Concept 2 rowing machines that I can use to maintain an elevated blood flow as a rest between sets.
“Maggie” wants to go early. She has an appointment with her personal trainer. She does not like the weight machines and wants to do dumbbells and kettlebell free weights. I understand that pretty much simpler and can be done at home if we buy the weights.
She also is willing to and wanting yoga and Pilates.
The “Breast-Mellon” remains on my kitchen counter, and it still is softening and ripening to succulent perfection. I have it as a bit of a trophy, and it still titillates me and torments me. I confess I am a dirty old man, and I can’t help it. I am a weak man. LOL.
Understand that it is only one breast melon, but it is more than two handfuls.
I’m happy, but also patient with my fitness. I’m in it for the long haul, and as long as Maggie is interested I’ll do what it takes to help her maintain strength, health and fitness. Cheaper in the long-long run.

My one week weigh in was 157.25 pounds. I lost 1 1/2 pounds in a week, well I lost some fat, but I likely gained some muscle.
Was able to do a 50 minute elliptical workout at increased resistance, and in those 50 minutes I burned 633 calories.
I calculate that loosing a pound and a half of fat is 5100 calories, or about two days worth of food for a guy my size. This number is skewed a bit because at the same time I certainly added some muscle.
The jump from a 30 minute elliptical to a 50 minute is a big jump. Next workout I might have to stretch it up to an hour and also increase the resistance.
As a new member I’m entitled to a free 50 minute session with a personal trainer. I like/love Melanie who is a 61 year old Tri-Athlete, who is “Maggie’s” personal trainer. She mention that she used strength training to get faster and to get endurance. Pretty much she has the same body type as me.
She said she never won any event, but came in second or third. That is still crazy good and elite. Her best section was swimming.
So I still have some hamburger factor to deal with before I’m officially a skinny bitch again.
I think I made a meaningful jump in fitness. I look and feel good.
I guess I do miss the T&A action of NYC, but at the gym it is hard to not take notice who is Miss Hy-Knee or when a buff woman pulls up to me when I’m muscling up with dumbbells to exhibit and show off a lean toned body wearing a low cut sport bra and an oversized very loose tank top to show off ample cleavage right next to me.
I don’t think I’m being a dirty old man in this case. I think I was being baited. Just sexual energy, and in NYC there is a lot of that. I would say the woman with the lean toned body, who was older and remarkable, was working it, and I think she was being a dirty older lady.
Realize I don’t look my age, and pretty much she likely mistook me for being around her age. “Don’t tell Maggie.”
For the house today, I’ll mow the lawn.

I’m digging in and music seems to be an innate part of being human. In fact song using rhythm, pitch, meter and rhymes was likely an evolutionary step to pass survival skills and knowledge.
Again as people we are more alike than different.
In the exercise where I tuned down my low “E” string, I discovered I have a pretty low range on my voice, either a B or a C. If I incorporate my full range I have 3 octaves B-B. This is surprising because I’m a skinny bitch, well technically when I loose another 2 1/4 pounds.
I looked into baritone guitars which feature a longer scale length that are tuned B-B or C-C. Could be a useful tool. Know that baritone guitars have longer scales, and use large body sizes to project bass and pump more air. Santa Cruz makes a baritone that has a 27 inch scale that is only marginally longer than my 25.375 scales on my other Santa Cruz guitars.
Also been listening to lots of singers. David Clayton Powell of Blood, Sweat and Tears fame I can kinda imitate well. I have a resonant voice, and since I have a deeper voice I never considered myself a singer because of my limited upper range. I also have a lot of resonance. Mucho resonance even when speaking. When singing this resonance gets amplified.
Another thing is I’m kinda loud, I can really belt it out there. I never realized that I have some talent. Pretty much an epiphany.
So what I’m exploring is somewhat universal to the human experience and human expression. It also has a performative aspect that Devil Christian identified in me that seems innate in me and part of my character. Music a universal language. For me not so different than street photography where anything can happen.
A heat advisory is expected Wednesday of 101 heat index. I might move around some furniture to start to claim the second bedroom with the nice fold out convertible couch that somehow was gifted “Maggie” that barely fit up the stairs. What a disaster that was.

Case-Schiller indicated a 6.4% increase, and 4 months of steady housing price increases. New York (City) was highlighted as one city where the increase in prices is outsized. Because New York is a megalopolis of course these gains extend to my Baby-Victorian.
Some headlines suggest that the markets are extended. Another suggests that the only thing that will lower housing prices is a recession. I kinda agree with both headlines, but remember the housing shortage will remain and will be around for a long-long time. Certainly though an economic collapse of sorts will lower home prices, and perhaps this could be an opportunity for some to buy in.
The last time this happened though (economic collapse) a lot of the housing stock was vacuumed up by venture capitalists and big fund managers. These homes that were bought out effectively made the housing shortage worse and are now rentals.
This could likely happen again… Not good… In effect the housing shortage could get worse as deep pockets further corner the market.
Anyways outsized price inflation is happening, and there are structural issues happening that are discouraging to home buyers.
Could the housing shortage get worse? Highly likely in a downturn I say, especially a bad one.
Inflation is real: The CPI is lower; but still housing price increases, at least in New York, are very outsized (6.4%).
*****************
I think I found a solution that is cost effective for a baritone guitar: I could buy a baritone conversion neck from Warmoth that will bolt onto one of my spare Tele bodies that needs a neck. I only have to spend a few hundred dollars. How cool is that?
It will be a great tool for my voice training, and also because of the longer scale length it will also help develop my guitar playing. A baritone sits right in between a bass and a guitar. Kinda confused like me. I like the look and the style.
Call me vain, but looks count, and I do stand out because I do have my own style. Not really a follower. I recently canabilized a neck off a single pickup burst Cabronita. Pretty much all I need is a neck and tuners. EZ-PZ.
Happy-happy…
I hear a heavy equipment jack hammer breaking up granite from a block away. This guy Mike bought some land and had a nice Pre-Fab built on the one buildable lot, and he had a separate building lot that came with the property, but basically the second lot has A-Lou-V-AL Granite outcroppings.
The scarcity of land to develop in Peekskill is so limited that some buyer is willing to go through the expense to remove granite like they do in Madhattan to develope and build.
Also not far away, a short walk into Buchanan is a rocky site filled with Granite outcroppings that is similarly being excavated. I imagine this is very costly and mucho labor intensive. Mucho crazy.
I don’t like new homes, partially because I like the individuality of the older homes, the coziness, and most of all the lower taxes. To me the old houses have charm, are cute, and have character. Modern homes don’t ring my bell.
I figure the taxes on this new build to be about double our taxes. Certainly will be bigger than our 1500 square feet. Also know that our Baby-Victorian dates back to 1912 and we are only the 4th owners.
Understand that every time a house gets sold it gets re-accessed and taxes are adjusted upward. Since our home was sold only a few times our taxes have “You suck-factor,” because our taxes are remarkably low, especially for Westchester.

I look and feel great today because of yesterday’s workout.
I think I’m up to doing some additional strength training today at home. Because of the high heat index tomorrow we will likely head to the gym.
I physically am looking more toned as I take my baby steps to getting ripped. I have the genes to look like a UFC fighter where I’m all muscle, but in a mighty skinny way. More tone than bulk. Kinda scary looking, but also cat like.
In the least some push-ups and pull-ups…
If I feel like it I could do some weight training, and just pump blood tomorrow on the elliptical to burn calories.

Home prices won’t drop unless there is a serious amount of job loss is being suggested. I can agree with that.
Pretty much that makes sense, but then there is the “vulture” capitalistic mentality that will take advantage of the opportunity.
Hmmmm. No real balance here…
For a meager $220.00 I can get a baritone neck from the in stock inventory. I think I would want to pay the extra $35.00 for a different neck profile, and then perhaps an upgrade for the fingerboard radius. If I go with the custom order and wait, why not spend a little extra.
The burst Cabronita has an alder body. Not that the body is a porker, but it is heavier than my swamp ash Tele’s. I already own a set of Sperzel locking tuners on hand, and if I use these, they add some weight to the headstock. A heavy headstock emphasizes warmth and also sustain in a kinda dramatic way. This would be mighty cool on a baritone guitar.
Hmmm.
I’m also going to check out Reverb for used necks to see if I’m lucky.

I tuned down the Santa Cruz “HOG” after installing a set of medium tension strings.
This guitar is still breaking in, and at this point a dropping down to a D-D tuning actually adds to playability, and I kinda get the lower “thud” I want.
I wonder how far I can take this? The Model “F” is a mini-jumbo so the body is not exactly small, but then again it is no dreadnaught.
I wonder if I got a set of heavy strings? Hmmm.
One of the problems is at a certain tipping point the intonation will suffer, and then also the lower I go then string swing and excursion could get too loose and because of the limited scale length, the physics requires a longer string length.
Another thing is with less tension from a lower tuning, there is a loss of energy transfer and subsequently a loss of volume.
So the HOG could evolve into an interesting guitar for a lower tuning. Hmmm…
Could save me some money. So far I love the results, but how far can I take this? I want to know where the tipping point is.
