Some moon-shine may have been on the menu had I not figured this out Roland 
We actually have very good tap water here, I've developed with it many times. My issue comes from the actual location of my darkroom, in my laundry room. Water is very murky from that old industrial sink faucet, I just don't trust it when I have cheap distiller available.
The Bay Area actually has wildly different water, depending where you live. I get Hetch Hetchy water, pretty good stuff and quite soft. Parts of the South Bay, where I used to live, is all well water which is rock hard.
