California (Bay Area, Northern) Lab Recommendations (SF Mission District)

I work around 16th and Mission and need to find a lab that handles 35mm B&W. Any recommendations?

Oscar's Photo Lab -- may still be closed after their fire, but are gearing up to reopen

Photoworks -- never used them for BW but they do it

Lightwaves --130 Russ St - I send them my chromes and black and whites. C-41 can be processed just about anywhere.

Worth checking out the reviews all three have and making up your mind. I wouldn't mind some informed feedback on all of them -- they seem to have mixed reviews.
